Between different periods of a property’s primary use, owners are faced with a range of costly and time consuming issues. In this interim period, these issues are taken care of by our team of experienced Site Managers who occupy the property until it’s ready to start its new life.


Security

Buildings left empty quickly become magnets for vandalism and anti-social behaviour. Damage to vacant properties in the UK due to arson and vandalised is estimated at £500 million per year. Neglected properties are common targets for metal theft and further damage. The government estimates that there are currently approximately 20,000 squatters in the UK – legal fees for successful eviction typically start at around £5,000. Our live-in team guard against trespassers by making the property is occupied and in use without the need for extremely expensive teams of security.


Maintenance

When a property is neglected for an extended period of time, damage from natural causes accumulates and can eventually lead to dilapidation. Blocked gutters lead to roof damage and flooding, damp penetrates and an assortment of other issues can arise unnoticed. Day-to-day maintenance can avoid potentially huge repair costs further down the line.


Management

Clients can use our services during periods that typical property guardianships are not suitable for as our occupants are site managers. In the lead up to a property going back into principle use, a number of different parties need to visit the site for a range of reasons. Our team is able to co-ordinate these parties to grant them access as well as being able to deal with any issues immediately whilst keeping our clients in the loop and up-to-date with our monthly visitor reports.
